History

NEHI, Inc. began doing business in the summer of 2000 as Northeast Housing Initiative. The organization was started with little more than the drive, dreams and dedication of its founders.

​

On August 31, 2000, they received designation as a Community Housing Development Organization (CHDO) and on September 8, 2000, NEHI was awarded HOME CHDO funds to proceed with the Purchase/Rehab/Resell and Down Payment Assistance programs in Cedar, Dixon and Pierce Counties. Those funds allowed NEHI to help close to 20 families obtain homeownership in the first two years of operation.

NEHI formed a partnership with Pine Estates, L.L.C. to build eight units of low income elderly rental housing in West Point, NE, which opened in June 2001. NEHI, Inc. continues to manage those units to this day.

​

In 2003/2004, NEHI developed four elderly home-owner duplexes in Laurel, Hartington, Crofton and Allen as a pilot program in partnership with the Nebraska Department of Economic Development.

As the housing market grew, so did NEHI’s desire to serve more of northeast Nebraska. By 2005, their service region grew to six counties with the addition of Antelope, Dakota and Knox counties.

Services

NEHI, Inc. offers a wide range of services to the residents of northeast Nebraska from pre-purchase counseling to financial assistance. NEHI, Inc. provides clients with the tools and personal attention they need to make informed decisions throughout the home-buying process.

​

NEHI, Inc.’s Purchase/Rehab/Resell program is an income based program that has been assisting qualified homebuyers for over 13 years. This program allows homebuyers to obtain a home that may require some TLC and make those repairs prior to their purchase of the home. NEHI, Inc. follows DED Minimum Rehab Standards to ensure that all homes purchased are safe and free of lead based paint hazards at the time of final purchase. NEHI, Inc. believes strongly in making homes more energy efficient so that homeowners have reduced utility costs during Nebraska’s frigid winters and steamy summers.

Along with the Purchase/Rehab/Resell program is NEHI, Inc.’s Down Payment/Closing Cost Assistance program. Qualified homebuyers receive up to 20% (maximum of $20,000) of the final purchase price in the form of a 0% deferred loan. NEHI, Inc. has also partnered with Federal Home Loan Bank of Topeka and Nebraska Housing Developers Association to offer up to $4,000 in closing cost assistance in the form of a forgivable 0% loan.

NEHI, Inc. provides REACH approved homebuyer education to potential homebuyers regardless if they are a participant in any of our other programs. Homebuyers may attend one of NEHI, Inc.’s quarterly classes or schedule a one-on-one class with the instructor. Online homebuyer education is also offered through eHomeAmerica
